From emergency leak patches to full flat roof replacement — here is what we cover on garage roofs.
Flat Roof Leak Repairs
Localised leaks on flat garage roofs — splits at edges, blisters that have opened, failed lap joints, or cracked upstands — can be repaired on a targeted basis where the rest of the roof is still in reasonable condition. We locate the exact source of the leak (which is not always directly above where water is appearing inside), carry out a permanent repair, and advise honestly on the remaining life of the covering.
EPDM Rubber Roof Replacement
EPDM (Ethylene Propylene Diene Monomer) rubber is our first recommendation for most garage roof replacements. A single-ply fully bonded membrane with no laps or seams, EPDM handles extreme temperature fluctuations without cracking, is unaffected by UV, and has a manufacturer-warranted lifespan of 50+ years. We strip the old covering, replace any damaged deck boards, apply the EPDM fully bonded, and fit aluminium trim to all edges. Approved Document C compliant.
GRP Fibreglass Roofing
GRP (Glass Reinforced Polyester) fibreglass creates an extremely hard, seamless, waterproof surface. It is ideal for garage roofs where foot access is required, for roofs with complex details, or where the client wants the most durable possible finish. GRP is laminated in situ onto the deck, with all upstands and edges formed as part of the same application — there are no seams or joints to fail. Design life is 25 to 40 years with minimal maintenance.
High-Performance Felt Replacement
Three-layer torch-on high-performance felt is a cost-effective replacement system where budget is the primary consideration. Modern high-performance torch-on felt is significantly better than the traditional bitumen felt it replaces — the top layer is a self-finished mineral-surfaced cap sheet with a design life of 15 to 20 years. We strip back to the deck, replace any failed boards, apply three layers in full, and dress all upstands and edges correctly.
Deck Board Replacement
The timber deck beneath a flat roof covering takes the brunt of any water ingress that has occurred. Soft, spongy, or rotten deck boards must be replaced before any new covering is applied — laying over a compromised deck is a false economy that results in the same problems returning quickly. We inspect the full deck at the survey stage, quantify any replacement timber required, and include this in the fixed price for the job.
Fascias, Soffits and Guttering
Garage fascia boards and soffits are often in poor condition on the same garages that have failing roof coverings. Rotted timber fascias allow water to track behind guttering and into the wall structure. We replace rotted timber fascias with low-maintenance UPVC as part of the same visit where required, and replace or re-run guttering to ensure water is correctly directed away from the structure. Pitched Garage Roof Repairs
Some Staffordshire properties have pitched garage roofs covered with concrete or clay tiles, or corrugated sheeting. We carry out like-for-like tile repairs and replacements on pitched garage roofs, re-ridge and re-point where required, and replace failed ridge or hip tiles. For garage roofs covered with corrugated asbestos cement, we advise on safe removal and replacement in accordance with current regulations.
Insulation Upgrades
If you are converting a garage or using it as a workspace, adding insulation above or below the deck significantly improves thermal performance. Where insulation is added to a flat roof, it must be specified to meet Approved Document L thermal requirements and the build-up must be designed correctly to avoid interstitial condensation.
