A Velux window installed badly leaks. A Velux window installed properly stays watertight for 25+ years. The difference is in the details that don’t show in photos: the breather membrane lap, the flashing-kit corners, the batten support around the opening, and the exact head and apron dressings. We carry out Velux installation and replacement work across Staffordshire — new installs into existing tiled or slated roofs, replacement of old units that have failed, and Velux fitting as part of a full re-roof.
Every job we quote is on a free pre-work survey: we look at your existing roof, confirm the right Velux size and code for your rafter spacings, check whether scaffolding is needed, and give you a written fixed-price quote before any work starts. No surprise extras.
During: fitted directly to BS 5534 battens and Juta Master Breather membrane during a full re-roof.
After: completed Velux replacement on an existing tiled roof — flashing kit fully integrated.
Fitting a brand-new Velux roof window into an existing roof — typical for adding natural light to a loft conversion, attic bedroom, kitchen or bathroom. Includes timber trimming around the opening, breather membrane modification, batten work, and Velux EDW/EDN/EDJ flashing kit appropriate to your tile or slate profile.
Replacing an old, failed or damaged Velux with a new same-size unit using the same opening. Failed seals (condensation between panes), perished sash gaskets, broken sash hinges or corroded cladding are the most common reasons people replace. Usually a one-day job, no plasterwork required.
The best time to add or upgrade Velux windows is during a full re-roof when the tiles are off. We can fit any number of new Velux windows during the re-roof for far less disruption than retrofitting later. If you’re already booking a re-roof, ask us about adding Velux at the survey.
Sometimes the Velux unit is fine but the flashing kit around it has failed — usually causing minor leaks at the head or sides. We can replace just the flashing kit with a current Velux EDW/EDN/EDJ kit at a fraction of the cost of a full window replacement.
For listed buildings and conservation areas you usually need Listed Building Consent or Conservation Area Consent for any Velux on a visible roof slope. We can advise on Velux Conservation models (the GGL CK04 with conservation flashing kit, for example) and supply a method statement to support your consent application. See our listed building roofing in Lichfield guide for the consent process detail.
For rooms where you can’t fit a full Velux window — small landings, bathrooms, internal hallways — we also fit Velux sun tunnels and rigid rooflights. These bring daylight from the roof down through a reflective tube to an internal ceiling diffuser.
The visible part of a Velux install is the window itself. The invisible part — done right — is what keeps it watertight for 25-30 years. On every install we use:
If your existing Velux is leaking, in 8 out of 10 cases the problem isn’t the window — it’s that the original installer used a generic flashing kit instead of the correct Velux kit for that specific tile profile. We see this every week. The fix is a flashing kit replacement, usually £350-£600 depending on access.
These are rough guide prices for typical jobs — your written quote after our free survey is what you actually pay.

No subcontractors. The same people who quote your job carry out the work.
We always source the correct manufacturer flashing kit for your specific roof covering — never aftermarket substitutes.
No charge to look at your roof, confirm sizing and code, and quote you in writing.
Once accepted, the price doesn’t change. No surprise extras at the end of the job.
In writing. Plus the standard 10-year Velux manufacturer warranty on the window itself.
£2 million public liability with specific cover for at-height roofing work.
For Staffordshire properties: a typical like-for-like replacement runs £800-£1,200 if no scaffolding is required, or £1,200-£1,800 with scaffolding. New installations run £1,400-£2,200 depending on size. Velux fitted during a full re-roof is much cheaper (£600-£1,000 per Velux) because no extra scaffolding is needed. Free survey before any quote.
Yes. Velux is the most popular and what we recommend for most jobs, but we also fit Fakro and RoofLITE windows where the customer prefers, or where we are matching an existing window of a different brand.
Yes — like-for-like replacements into the same opening are usually a one-day job with no internal plasterwork required. We work entirely from the roof side.
For most homes, no. Velux windows on the existing roof slope generally fall under permitted development as long as they do not project more than 150mm from the slope and are not on a front roof slope facing a highway, and as long as the property isn’t listed or in a conservation area. Listed buildings and conservation areas need Listed Building Consent or Conservation Area Consent. We confirm at the survey.
Typically 25-30 years. Velux gives a 10-year warranty on the window and 20 years on the glazing seal on current models. The most common failures we see in older units are: failed seals (condensation between panes), perished sash gaskets, and corrosion at the bottom corner of the metal cladding.
Yes — this is the ideal moment to add or replace Velux windows. The tiles are off, the roof is exposed, and we can fit any number of new Velux windows at minimal extra cost. If you’re already booking a re-roof and considering more natural light, raise it at the survey.
