If your flat roof is leaking, blistering, or simply past its best, you are probably trying to work out what a replacement will realistically cost in 2026 — and whether the quotes you are receiving are reasonable. The honest answer is that flat roof costs vary considerably depending on the material, the size of the roof, access, and the condition of the existing deck underneath. This guide breaks it all down clearly.

EPDM is consistently the most popular flat roofing choice for domestic properties in Staffordshire in 2026, and for good reason. The material itself is highly resistant to UV, heat and cold, can be installed as a single seamless sheet on most roofs, and carries manufacturers’ guarantees of up to 20 years on the membrane alone. When you factor in the 50+ year expected lifespan, the cost per year of service life is lower than any other flat roofing option. GRP fibreglass flat roofing is the premium option for applications where rigidity and a hard surface finish are important — balcony roofs, rooftop terraces, and anywhere that will see regular foot traffic. The installation process involves laying fibreglass mat and applying resin in layers, which requires more skill and controlled conditions than EPDM. At £80–£130/m², GRP is the most expensive option per square metre, but the seamless, waterproof surface it creates is exceptionally durable when installed correctly. Traditional felt is the cheapest flat roof option upfront, but it is important to be clear about what you are getting. Modern torch-on three-layer bitumen felt systems are a significant improvement on the older single-layer cold-lay felt found on most pre-2000s flat roofs, but they still have a relatively short lifespan of 10 to 20 years. At £40–£70/m², a 20 m² flat roof costs £800–£1,400 installed. However, when you divide that over 15 years and compare with EPDM over 50 years, felt is not necessarily the cheaper option over time.
The most obvious factor. Most roofers price flat roof jobs per square metre, though very small roofs (under 10 m²) will often have a minimum call-out cost built in. Large, straightforward flat roofs with good access may attract a slightly lower per-m² rate.
A garage roof that can be accessed by a short ladder and has no obstructions is simple to work on. A flat roof over a rear extension accessed through a narrow side passage, or one that requires scaffolding, will cost more due to the additional time and equipment needed. Access difficulties are one of the most common reasons for variation between quotes on identical-sized roofs.
When a flat roof fails and water has been ingressing for some time, the plywood or OSB decking beneath can rot. Replacing damaged deck boards adds to the total cost — typically £20–£40 per sheet of new 18 mm OSB3 including fitting. A reliable roofer will assess the deck condition as part of their survey and include any necessary replacement in the written quote. Be cautious of quotes that do not mention deck condition at all.
If your flat roof currently has no insulation, or insufficient insulation, a replacement job is the ideal opportunity to upgrade. Adding rigid insulation board (PIR) to a warm roof build-up will add to the cost but significantly improves the thermal performance of the space below and can reduce heating costs over time. For an extension or habitable space beneath, this upgrade is well worth considering.
Aluminium edge trim, upstand details around parapet walls, new outlets or outlets being repositioned, and lead soakers around skylights all add to the cost but are essential for a watertight finish. A quote that strips these details out to reach a lower headline number is not a quote for a complete job.
